Gold Coast City Council has signed off on 58 apartments to be built across two boutique apartment buildings at the heart of one of Australia’s most prestigious resort golf courses, The Glades.

Bellevue at The Glades, being developed by Rawcorp, will comprise a mix of one, two and three bedroom apartments across two seven level buildings.

The Gold Coast based construction company and developer received development approval for 76 two and three bedroom apartments in 2017 on Glades Drive at Robina.

Rawcorp listened to the market, and after reviewing the research and buyer feedback, lodged an amendment to the development approval which has now been given the green light.

Marketing Projects SEQ has been appointed to exclusively manage the project sales and marketing for the development, on the back of their success at Rawcorp’s Fivechester Terrace and Eagle Terraces, in the past year.

Marketing Projects SEQ Director Kyia Anderson says that while the original design would have catered to the market at the time of approval, buyer expectations have shifted.

“In the past twelve to twenty four months, we have noticed a significant shift in the local market. Previously, buyers in the Robina area demanded apartments at sharper price points resulting in smaller properties being delivered to market,” – she said.

“We held a pre-release expression of interest campaign at the Australian Property Expo last year, where we surveyed over 300 people including local buyers and agents.

We conducted further research into surrounding developments, which showed that most buyers in the last twelve months have been local owner occupiers, with many of them downsizers and first home buyers.

While they are taking advantage of a competitively priced market, they do not wish to compromise on space.

I believe that the changes, such as APRA forcing Australian banks to stop lending to offshore buyers, the increase in Australian Government FIRB fees, and higher stamp duty rates for foreigners have been the driving force behind this market shift.”

Ms Anderson says local owner-occupiers are wanting spacious apartments, designed with privacy, comfort and liveability in mind and that is what Rawcorp is delivering.

“We are very excited about the new development plan. Bellevue at The Glades will feature two architecturally designed buildings, with just two to five apartments per level,” – she said.

“Most apartments are over 110m2, with 2 car parks. Some apartments have golf buggy parking and will boast panoramic 360 degree views. Most face North East overlooking The Glades golf course and with views out towards the skyline from Burleigh right up to Surfers Paradise.

We have just launched a pre-release campaign and with prices starting from $310,000, we are confident the new design and layout will hit the mark.”

The two buildings will be connected at the podium level, which will also feature a pool, gym and secure building access.

Located adjacent to the Pacific Motorway, The Glades is close to Robina Town Centre, the Robina railway station, with proximity to numerous public and private schools.
